Rent prices by city

What you pay in the Dutch private rental sector varies a lot by city. These figures come from the supply we track ourselves across hundreds of agents and landlords, not from one party's asking prices. Per city you see the median rent, what the cheapest quarter costs, and the price per square metre.

Frequently asked questions about rent prices

What is a normal rent in the Netherlands?

There is no national normal: in these figures the median private-sector rent runs from about € 700 in the cheapest cities to over € 1,600 in Amsterdam. What you pay depends mainly on the city and the floor area, not on when you search.

What income do I need?

Most landlords ask for a gross monthly income of roughly 3.5 times the base rent. Some use 3 times, others 4. The table shows what that means at the median rent for each city.

Why does the price per m² differ so much per city?

In cities with many small apartments the price per square metre is high while the total rent is moderate. Student cities show this clearly. So look at both: total rent decides whether you can afford it, price per m² whether you get value.
